The Question I Keep Hearing This Month
(“So… what’s the market like?”)
I hear this question at least once a day—at the farmers market, at shows, in the grocery store checkout line (right between “Do you want a receipt?” and “what do you think about the new Oreo flavor ?”).
And I get it. The headlines are loud. The interest rates are doing that weird jumpy thing. And everyone seems to have a friend-of-a-friend who either got five offers in two hours or can’t get a showing booked to save their life.
So what’s the market like?
Honestly? It depends.
It depends on your neighborhood, your price point, your goals, and your timeline. It’s a little like asking, “What’s the weather like?” You need to know where, when, and whether you’re planning a picnic or a snowball fight.
But here’s what I can tell you:

📈 Inventory is still tight.
💬 People are still buying and selling—but with more thought and less frenzy.
This market is slower and more strategic than it was during the COVID boom. And that’s not a bad thing. It means buyers can breathe (and sometimes negotiate!), and sellers can make thoughtful moves rather than panic-fueled ones.
